Pauline –
I just wanted to send a note of appreciation for all the work you put into the selling our old home and the purchase of our new home. Neither the sale nor the purchase was an easy proposition. My old home was a somewhat unique house on an odd piece of property with many issues, yet through persistent, and I think exceptional marketing, you were able to find the exact right buyer. I remember three instances where we were particularly impressed with the marketing: The glossy full color listing pieces as opposed to the normal black and white photo copies you find at most homes for sale; the television advertisement, which by the way, my wife actually saw while out at dinner in Red Bank and couldn’t believe that our home was being shown on ESPN; and the great listing in Currents Magazine which ultimately was the one which attracted our buyers. The multiple open houses and suggestions on layout and décor also were tremendous assets.
And when it came to finding us our new home, I didn’t give you much room to operate. The one-square mile area I wanted to move to didn’t give you many options. But once we found the house we liked, we didn’t rush into it. We kept our options open, but all the while keeping an eye towards getting that house. I feel you handled the negotiations very well, with a listing realtor that seemed especially difficult, and we ended up getting the house we wanted at a price we were very happy with. I can’t tell you how many times over the past month that’s we’ve just sat back and said how nice is was to be here.
The tight closing schedule and the hoops my mortgage company made us jump through made the two deals even tougher. I appreciate all the negotiations and mediation work that you handled between the buyers, sellers, brokers, lawyers and bankers. It took an extraordinary amount of phone calls and emails to make this happen and I always knew that if I needed you, there would be no delay or reason why it couldn’t get done. To have that feeling of confidence in your professional means a lot to a client.
I’m not sure that another realtor would’ve been able to accomplish what you did or in the timeframe you did it. You made this all work out wonderfully and my family and I will always be thankful. I think it goes without saying that if anyone ever asks for a realtor referral, you will be the first and only name that I give out.

Dear Bob,
In a brutal economy for house sales, I am writing in thanks…for no less than a miracle. Last August, in an already tough market, my mother, Eleanore Ruscil, decided to sell her Oakhurst, NJ house to finance assisted living. She was steered to realtors who, in my opinion, did nothing right. They overpriced the house at $350k. Their only photo was poor. Their online facts were sparse/incorrect. They wanted an exclusive vs. multiple listing. I called from my home in CA to inquire, I was told that the realtor ‘went back to college’. Time passed, few looked, the economy worsened and the house remained unsold. The realtor called with one cash offer. At $225K it was unacceptable. She pushed. We declined. The contract expired October 31.
Frantic in CA for a solution for my mother, I asked my friend, Arlene Welch, for a good realtor in the area. Arlene suggested Pauline Poyner at Coldwell Banker. I should have asked Arlene earlier. I called Pauline. It was one of the best decisions I ever made.
I flew to NJ and Pauline met with my mother and me. Updating us on the NJ market, with current comps, she and Scott helped us set a fair but competitive price. Despite the unraveling economy and approaching winter holidays, we prepped the house to show.
40 years of collecting made it difficult to edit overnight. But, Scott gave me a golden tip: ‘”Keep clutter to one room”. We did, it worked. Thanksgiving was 5 days away.
Despite the hurdles, the Poyners were beyond helpful, focused and positive. Their marketing was on target, complete with accurate info/photos online. My mother was housebound with a broken angle, so an open house was not an option. But we were adequately notified re: showings. Pauline and Scott kept us informed and promptly returned all calls whenever we had questions. They check-listed the house for inspections- Scott even installed our new smoke detector. Requirements vary among states, so their expertise in anticipating our needs was a plus. A tremendous bonus was Pauline’s upbeat attitude that all was n course. I always felt reassured after speaking with her. The Poyners were also very considerate of my mother throughout. They never forgot she was not just a “seller”, but a real person parting with a well-loved home.
The week following Thanksgiving we had TWO serious offers. My mother accepted one. It was avove her asking price. She’s happily settled at an assisted living residence very near to us. People ask me how on earth we sold a house in this market. I tell them 2 things: “We priced it right. We had fantastic realtors.” They made ALL the difference.
I cannot say enough good things about Pauline and Scott Poyner. They’re superb, smart and thoughtful professionals who are a pleasure to work with, making a stressful process much easier. In this challenging house market, the Poyners are nothing less than miracle workers. They made it happen.
